What does Good Deeds Home Inspection look at?

We inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation and Interior. Our goal is to identify any existing major problems that would affect a typical purchaser’s buying decision.

 

If it's really bad, will you tell us not to buy the house?

No. The inspectors' goal is to report fairly on the condition of the house indicating potential repairs and expenses. Ultimately, it is your decision as to whether or not you buy the house. Only you know what you are prepared to take on.

 

Can I follow along?

Yes, but usually the inspectors are left to do the inspection on their own, that way they can concentrate on the home and will not be distracted. The customer should show up at the scheduled time for the walk through to better understand everything that has been found.

 

How much does an inspection cost?

A typical home inspection costs $450. If you are comparing home inspection firms, the fee charged should not be the deciding factor unless the level of service offered is identical. Remember, you are considering a major purchase and your choice of home inspector should not be based on a difference of only $50 in the fees charged. 

 

How long does an inspection take?

A typical home inspection takes about 3 hours. Some older and /or larger homes can take longer. As a courtesy to sellers, we suggest that they be informed of the time frame.

 

Do you provide a written report?

We provide a computerized report,which incorporates photos.

 

How many days notice do I need to give you?

We are ready to serve you quickly. However, in the case that the sale of a home is conditional on the results of a home inspection, it is recommended that your condition allow at least 7 days to have a home inspection done.
